A Private Sale for Your Home.
No Listing. No Tours. No Commission.

Frontier Capitals looks for houses in the locations builders compete for, contacts the owners directly and puts a firm, evidence based price in front of them. Purchases complete in the condition the house is in, funded by the firm, and each property is then placed with a local builder whose record has been checked. As a seller you face a single buyer, a single number and a closing date of your own choosing.

How Houses Are Sourced Privately

Most houses in this program never reach a portal or a broker window. The five stages below describe how a property moves from identification to a completed private purchase.

Stage 1

Locate the pockets of builder appetite

Work starts with evidence. Sales records across 189 local markets are reviewed to find the streets where builders repeatedly purchase older houses, and to separate durable demand from one off purchases.

Stage 2

Approach the owner, not the market

Owners in those pockets hear from us one to one. Nothing is advertised and no competition for attention is created. The conversation is simply whether a private sale at a documented price would suit that household.

Stage 3

Set a price that can be explained

Pricing follows the residual method builders themselves apply, starting with recent prices achieved by new houses on similar sized lots nearby and working back through build cost, required margin and holding cost.

Stage 4

Complete the purchase in its current state

Frontier Capitals contracts to purchase directly, supported by proof of funds, taking the property in its present condition. Closings run on the date the seller selects, without tours, inspections for repair purposes or commission deductions.

Stage 5

Hand the opportunity to a screened builder

Once the purchase completes, the property passes to a builder in our network whose work and capacity have been reviewed in advance. The seller is finished at closing and has no further role in what follows.

What a Private Sale Removes

Private

A sale handled out of public view

Nothing is posted online, no sign goes in the yard and no strangers walk through. Word of the transaction stays between you and us until closing is complete.

Your date

You pick when closing happens

Need to move quickly and a closing inside one to three weeks is possible. Need more time and the date can sit months ahead, with a leaseback where that helps the move.

0%

No agent commission to pay

A conventional sale still commonly carries a total commission of 5% to 6% (National Association of Realtors, 2025). A direct private sale removes that line item entirely.

$0

No seller closing charges from us

Sellers in a listed sale typically also carry 1% to 2% in closing charges. On a $650,000 sale, commission plus those charges often passes $40,000 in total, money a private sale keeps in the proceeds.

As-is

No inspection fixes requested

There is no repair list to negotiate and no credit demanded after an inspection. The value in these purchases sits in the lot and its location, so the house is taken exactly as it stands, and sellers avoid the $10,000 to $30,000 in credits that listed sales of older houses often produce.

From First Call to Closing

Step 1

Share the address

Send the property address and whatever detail is handy. No cleaning, staging or preparation is expected before that first conversation.

Step 2

Review a documented price

Expect a firm figure with its workings visible, drawn from new house sales on comparable lots close by. Questions on any input are welcomed and answered in numbers.

Step 3

Close on the date you choose

Pick a date measured in days or in months. Paperwork is kept short, and the agreed amount is the amount addressed at closing, without commission or seller closing charges from us.

Background to the Work

Why the firm exists

Owners of older houses in high demand locations deserve a private route to the value builders place on their land, with the reasoning behind any price laid out in full.

Common Questions From Owners

Can I sell without putting my house on the open market?

Yes, that is the entire model. The transaction is arranged privately between you and Frontier Capitals. There is no listing, no photography appointment and no open house.

What closing dates are available?

Short timelines are available when a seller wants certainty fast, including closings inside 7 to 21 days in many cases. Longer timelines are equally possible, and a period of occupancy after closing can be discussed when a seller is still securing the next home.

What information sits behind a price?

Each price is built from what comparable lots have supported in recent new construction sales nearby, reduced by build cost, the margin a builder requires and the cost of holding the project. The figures behind the number are shown to the seller, rather than presented as a take it or leave it figure.

Is Frontier Capitals a building company?

No. Frontier Capitals sources houses off-market on behalf of builders. In industry language that sourcing role is a wholesale role, stated plainly: we agree the purchase with the seller directly and then place the opportunity with a builder from our vetted network. The seller has one counterparty and one agreed price throughout.

How do the economics compare with listing?

A private sale removes the usual commission, removes seller closing charges charged by us, and removes repair spending tied to inspections. Those items routinely add up to tens of thousands of dollars on higher value houses, which is the comparison a seller should run against any headline price.

How do I know whether my area is covered?

Coverage covers 635 ZIP codes in 37 states and follows the places where builder appetite for older houses is strongest. Enter a ZIP code in the coverage checker for an immediate answer.
